			<content:encoded><![CDATA[<p>As I was updating the Passive Income Property <a href="http://parks4sale.com/custom-search-engine">custom search engine</a> this morning, I noticed that there are several inexpensive properties for sale around the country including mobile home parks, rv parks and mini-storage facilities.   These could be good opportunities for the beginning investor to get their feet wet with these kinds of properties.</p>
<p>Remember to research any property you&#8217;re considering.   Usually there is a good reason a property is inexpensive.  That doesn&#8217;t mean there&#8217;s anything &#8220;scary&#8221; about the property, but the bottom line is to not buy anything you can&#8217;t afford if the <em>worst-case scenario</em> happens.</p>
<p>Having said that, plug the numbers into the <a title="Parks4Sale Investment Property Calculator" href="http://parks4sale.com/help-investment-tool-property-analysis-calculator" target="_blank">investment property calculator</a> and see how the deal looks.  If you&#8217;re comfortable with the figures, then go for it!  If not, or if you could be jeopardizing your lifestyle, be careful not to base your decision on dreams, but rather on sound reason.</p>

<p>This small park was formerly used as a mobile home park in <a class="zem_slink" title="La Crosse, Kansas" rel="geolocation" href="http://maps.google.com/maps?ll=38.5319444444,-99.3086111111&amp;spn=0.1,0.1&amp;q=La%20Crosse,%20Kansas&amp;t=h">La Crosse, Kansas</a>.  The original owners built this one, along with the other mobile home park in town.  Today neither are open.  This one was sold when the father passed away and the mother went into long term care.  Anyway, the current owners/sellers bought it based on a job offer that went south and now do not wish to stay in the area.  Their original intent was to convert it to an RV park and live there full time.  From what I was told, there are separate utilities for each space except two meters have vanished since it&#8217;s been vacant, so they would need to be replaced.</p>
<p>Space rent for RV&#8217;s should be in the $20/night, $350/ month range, but you could get some business with lower prices.  This is a very central location, not too far off the beaten path (I-70).  For a buyer who&#8217;s on a limited income, but would like to live and run an RV or MH park, this is a great opportunity.</p>

<li>If I were going to buy this, I&#8217;d go buy some inexpensive newer 2br &amp; 3br mobile homes and fill the park.  Then turn around and either rent them, or better yet, sell them on a land contract knowing you can easily recoup your initial investment and have a nice return to boot!</li>
